SMARTER DESIGN

During construction there are many variables that can save you money, or cost you more. Some of those things are, but not limited to, tie down straps, which are usually placed by the foundation contractor into freshly poured concrete. If the workers placing the straps don't study the foundation plan enough to know where the doors and windows are, they many times will put a strap in an opening. When the inspector comes, he will put construction on hold until the strap is cut off, and a new one placed in the correct place. Replacement straps have to be anchored now into hardened concrete and are quite expensive. Then the inspector is called for reinspection which may require an additional fee. Walker Home Design dimenssions all tie down straps, so if one is placed incorrectly, the foundaion contractor will be responsible for the added expense of replacement.

SMARTER LAYOUT

We also layout all floor joists so when the plumber cuts a hole in the floor for the toilet, there isn't a joist in the way that either he will cut into and then will have to be replaced, or he will have to stop work until the framer can be called to come back and frame out an opening. All of this adds to the final invoice from your builder. Any work stoppage, for what ever reason, extends the length of your construction loan, and therefore costs you more interest.

SMARTER PLANNING

Another smart design method is, we lay out rooms and other spaces so that the 4 foot by 8 foot, and divisable by 2 dimenssions of most building materials are optimized. In other words, materials are maximized, and waste is minimized. We not only like to maximize use of material, but also space. We hate wasting space! Many spaces such as overhangs, angled corners, or understairways, that other designers and builders ignore or cover up, Walker Home Design uses. You'll be surprised how many clever ways there are to maximize every square inch of space, and strech your building dollar.
