-What is the difference between a custom house plan and a stock house plan?
A custom house plan is a plan that is designed from scratch. We sit down with you and discuss what you would like to see in your home, any special needs or wants you may have, your budget to build a home as well as the slope and size of your lot. A designer then draws a floor plans and exterior elevation design according to fit your personal needs.
-How much do custom homes cost to design?
Plan prices are typically based on square footage: $2.50-$5.00 per finished, above-grade square foot. Basements are roughed-in for free. If we finish a basement, we charge a flat fee of $1,200-$2,500 depending on the size of the basement. This pricing is just a rough estimate though and we cater our pricing to each clients needs and budget. -What is included in the cost of your plans?
Included are 6 full sets of architectural drawings, or plans and a site plan. We also will make any corrections required by the city/county once you apply for a permit. In addition, we are here for you throughout the entire building process should you and your builder have any questions or if anything comes up that we need to correct.
-How long does it take to draw custom house plans?
The timeline of a project varies greatly from house to house. If each phase of the plans are approved with out any changes, the process can move fairly quickly; about 6 weeks. If multiple changes are made along the way, it will add time to the project. On average, a custom plan takes 2 to 3 months to complete.
-How long does it take to get a stock plan?
Stock plans can be completed much quicker as the only work left to do are the additional changes you request and to have it engineered for your lot. Typically it will take 3 weeks to get a stock plan finished.
-What is a Bid Set?
A Bid set is a set of blue prints that can be given to contractors, building supply companies and tradesmen for pricing quotes prior to you building the home.
-What is a site plan?
A site plan is a computer drawing showing the house placed on the lot. It displays setbacks and the area on the lot in which the city or county will allow you to build.
